Monterra Las Colinas Apartments are in a central area of Irving, Texas surrounded by shopping, dining and entertainment. The property required a thorough cosmetic renovation to bring it up to date and ensure its competitiveness with the surrounding newly built multi-family properties. Other than reconfiguring their leasing and office areas, the remaining spaces didn’t require extensive construction. The clubhouse and amenity spaces required new paint, lighting and FF&E. Their original stone floors which were in great condition were retained helping the project to stay on budget. The exterior has distinct Mediterranean architecture which we used as the aesthetic basis for all interior design decisions. A warm white wall color was used to brighten and visually opens up each space. Dark metal tones were used in the updated hardware, lighting and certain furniture pieces to create a nice contrast with the light walls and woodwork. Most spaces have very high ceilings so large-scaled furniture was selected to create a sense of proportion and comfort. Rich leathers paired with blues, greens and subtle patterned fabrics give interest to the furniture while the artwork focuses on the outdoors. Each space was meticulously designed to create an atmosphere of relaxation and enjoyment.
